Moving to Hinsdale, Illinois

MOVING TO HINSDALE
A quick look at Hinsdale: First Street, the Metra BNSF, and the village at dusk.

If you are moving to Hinsdale, Illinois, you get a walkable DuPage village with a downtown you can actually stroll, a Metra BNSF station at 21 E. Hinsdale Avenue, and a May through July 2026 Redfin median sale of $1,549,224. The tradeoff sits in the same breath. This is not a Naperville payment, and it is not a Crown Point payment. Attached product and detached houses are not the same listing. Illinois property taxes are part of the number. Confirm the school line on the parcel before you write an offer.

I am a broker at Realest Realty in Crown Point. We are licensed in Indiana and Illinois. Hinsdale is the village people name when they want First Street and Washington Street, District 86, and a train in the middle of town, then still open an Indiana tab when the payment does not work.

What Hinsdale actually is

Hinsdale sits in DuPage County (with a Cook County edge on parts of the map), ZIP 60521. It is village-scale. You feel it on First Street, Washington Street, and Hinsdale Avenue downtown, on Ogden Avenue as the east-west commercial cut, and on County Line Road as the edge that faces Oak Brook and Western Springs. The Village of Hinsdale is the source for permits, parking, parks, and the calendar. I will not invent a population figure I cannot verify at Census QuickFacts today.

The stock is older and more historic than Naperville’s south-side subdivisions. The lots are smaller than Oak Brook estate product. That is the product. People who want this town already know why. They are shopping a street they can walk to the train from, not a slogan.

This post is the living guide. The shorter sketch is the Hinsdale, Illinois homes page. If the comparison is Indiana, start with the Illinois to Indiana relocation guide and the 2026 Northwest Indiana and Chicago housing update. For the tax side of that comparison, read What are property taxes like in Northwest Indiana?

Redfin city medians, May through July 2026. Hinsdale sits in a different band than Naperville and the Indiana towns people compare it with.

What homes cost in 2026

Use closed sales, not a vibe. Redfin’s DuPage County city table for the May through July 2026 window put Hinsdale’s median sale price at $1,549,224, up 7.0 percent year over year, on 89 sales. That is the figure we already publish on the Hinsdale town page and in the Naperville moving guide. Treat it as a blended city median for that window, not a promise that every street clears that number.

Be honest about product mix. Hinsdale is often two markets in one village. Detached single-family houses trade in a different band than condos and townhomes. When you hear a lower “average” floating around town, ask whether attached inventory is in the sample. Do not invent a second median without a source you can open. Price any offer to the last closed sales on the same block, same lot size, and same house type.

Context from the same Redfin windows we use across this site: Naperville $631,684. Orland Park $384,807. Chicago $429,786. On the Indiana side, St. John $464,767, Munster $362,718, and Crown Point $336,332. Those are not Hinsdale prices and they are not the same housing stock. Redfin’s Hinsdale city market page also updates on a rolling three-month clock. Read the window on the chart before you treat one screenshot as the year.

As of late August 2026, Freddie Mac’s Primary Mortgage Market Survey had the 30-year fixed near 6.66 percent. Run taxes and insurance on the specific PIN. Illinois property taxes are not a Facebook average, and they are not Indiana’s 1 percent homestead cap.

To see what is actually for sale, start with the full Realest.com listing search and filter from there. There is no separate Hinsdale neighborhood page on Realest yet. Look at live inventory, then walk the street.

The streets that run the week

First Street and Washington Street are the downtown you walk. Village Place sits in that same village core. Hinsdale Avenue is the Metra street. Ogden Avenue is the older commercial cut and the grocery loop for a lot of households. County Line Road is the edge. I-294 and I-55 are the nearby interstates. Drive those at the hour you would actually leave. Do not buy the pin. Buy the route.

The commute: Metra BNSF in town, the car still matters

This is the Hinsdale difference. There is a train in the village. Metra’s Hinsdale station is at 21 E. Hinsdale Avenue, BNSF Railway Line, fare zone 3, with 331 parking spaces across eight lots. Waiting room hours run 4:30 a.m. to 8 p.m. weekdays. Confirm the current timetable and parking map on Metra. I will not invent a downtown Chicago drive time.

Hinsdale also has Highlands and West Hinsdale stops on the same BNSF line for weekday-limited service. Most buyers still mean the main Hinsdale depot when they say “the train.” If the job is already along the west-suburb corridor, the BNSF can fit. If the job is Northwest Indiana or a far-south reverse commute every day, drive it at rush hour before you buy. Hinsdale is a weak fit for a daily Indiana reverse you will resent by February.

The tradeoff in one picture. Not a ranking. Walk First Street and confirm the school line before you write an offer.

Schools, named only

Most addresses sit in Hinsdale Community Consolidated School District 181 for elementary and middle grades, then Hinsdale Township High School District 86. Hinsdale Central High School is in town. Confirm the boundary for the lot. I will not invent a rating. Do not take a listing remark as the map.

Where I would send you after a showing

This is a short loop, not a directory. After a showing I will actually name a few doors. Vistro Prime is at 112 S. Washington Street, a steakhouse a block from the Metra platform. Egg Harbor Cafe is at 29 E. First Street for breakfast and lunch (it closes mid-afternoon, so it is not a dinner plan). For schools, start with District 181 and District 86 on the parcel. Katherine Legge Memorial Park is at 5901 S. County Line Road for trails, fields, and the Lodge grounds. Whole Foods at 500 E. Ogden Avenue covers the errand on Ogden. The honest catch: downtown is walkable. Most of the housing map still runs on a car week, and the payment is the filter before the restaurants matter.

How Hinsdale compares to Naperville, Oak Brook, Orland Park, St. John, and Crown Point

Naperville is a finished west-suburb city with a Riverwalk and a BNSF station of its own. Same metro idea, more volume, and a May through July 2026 median of $631,684. If you want that density at a lower purchase price than Hinsdale, the village will feel expensive. Read Moving to Naperville, Illinois.

Oak Brook sits next door with a different street character: more commercial corridor, larger lots in places, and less of a First Street village stroll. People cross-shop the two constantly. Be honest about whether you want the walkable depot village or the estate-and-corridor map. Our Oak Brook town page is still thin. Do not invent a median for it here.

Orland Park is a different product. Metra SouthWest Service instead of the BNSF, and a May through July 2026 median of $384,807. More retail on La Grange Road and 159th. Read Moving to Orland Park, Illinois if that is the week you actually want.

St. John and Crown Point are the Indiana towns buyers ask about when the Hinsdale payment is the constraint. St. John was $464,767. Crown Point was $336,332. That is more square footage and a different tax structure for a lot of households. You give up the BNSF platform in the village, the First Street walk, and the District 86 map. Do not pretend Crown Point is a cheaper Hinsdale. Browse Crown Point, Indiana homes, St. John, Indiana homes, and live inventory on Realest.com. Our office is at 112 S. Main St, Suite B, Crown Point.

Who moving to Hinsdale fits

Hinsdale fits if you want a walkable DuPage village, you will use the BNSF or the I-294 / I-55 map, you can live with a seven-figure-class median without pretending every attached unit is that number, and District 181 / 86 is the school plan you actually want. It is a harder fit if you need a Naperville or Crown Point payment, Indiana tax math, or a daily reverse commute you will not drive in January.
