What Naperville actually is
Naperville sits mostly in DuPage County with a Will County edge, ZIP codes that include 60540 and 60563. The U.S. Census Bureau QuickFacts page for Naperville city puts the 2020 Census count at 149,540 people, with a July 1, 2025 estimate of 153,114, up 2.4 percent from the 2020 estimates base. It is already built. You see it on Washington Street, Jefferson Avenue, Ogden Avenue, and Route 59.
The City of Naperville is the source for permits, parking, and the calendar. The Municipal Center is at 400 S. Eagle Street. Downtown clusters around Main Street, Washington Street, Jefferson Avenue, Chicago Avenue, Water Street, and the Riverwalk. I-88 and I-355 are the west-suburb interstates. I-294 is the beltway hop toward the south suburbs and the Indiana line. If you already ride the BNSF and walk the Riverwalk, you are picking a tax bill, a school line, and a house style, not a new region.

What homes cost in 2026
Use closed sales, not a vibe. Redfin’s DuPage County city table for the May through July 2026 window (from the July 2026 DuPage County housing market update) put Naperville’s median sale price at $631,684, up 0.4 percent year over year. There were 560 sales in that window. Median days on market was 46. Months of supply sat at 2.6. About 43.6 percent of those sales went above list. That is the volume leader on that DuPage list.
Context from the same Redfin tables: Hinsdale $1,549,224. Orland Park $384,807. Chicago $429,785. On the Indiana side, St. John $464,767, Munster $362,718, and Crown Point $336,332. Those are not Naperville prices. In-town streets and large south or west subdivisions are not comps for each other. Price any offer to the last closed sales on the same block.
As of August 20, 2026, Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 6.65 percent, down from 6.67 percent the week before and still above the 6.58 percent rate a year earlier. Run taxes and insurance on the specific PIN. Illinois property taxes are not a Facebook average.

The streets that run the week
Jefferson Avenue and Washington Street are the downtown you walk. Fourth Avenue is the Metra street. Ogden Avenue / US-34 is the older commercial cut. Route 59 is the west retail spine. 75th Street and 95th Street handle a lot of the south-side grocery loop. I-88 is the east-west job road. I-355 is the north-south hop. Drive those at the hour you would actually leave. Do not buy the pin. Buy the route.
The commute: Metra BNSF in town, the car still matters
This is the Naperville difference. There is a train in downtown. Metra’s Naperville station is at 105 E. 4th Avenue, BNSF Railway Line, fare zone 4, with 1,652 parking spaces. Pace routes 530 and 714 connect there. Amtrak shares the facility. Confirm the current timetable. I will not invent a downtown Chicago drive time.
Census QuickFacts lists mean travel time to work at 30.5 minutes (ACS 2020-2024). That is a town average across all modes, not your Tuesday. I-88 and I-355 are the car story. If the job is already along the west-suburb corridor, Naperville can fit. If the job is the south suburbs or Northwest Indiana every day, drive it at rush hour before you buy. Naperville is a weak fit for a daily far-south reverse commute you will resent by February.

Schools, named only
Naperville is split between Naperville Community Unit School District 203 and Indian Prairie Community Unit School District 204. District 203 covers much of the central and northern map (Naperville Central and Naperville North). District 204 covers much of the south and west side (Neuqua Valley, Waubonsie Valley, Metea Valley among its high schools). Confirm the district for the address. I will not invent a rating.
Where I would send you after a showing
This is a short loop, not a directory. After a showing I will actually name a few doors. Lou Malnati’s is at 131 West Jefferson Avenue, a short walk from the Riverwalk. La Sorella di Francesca is at 18 West Jefferson Avenue for a sit-down Italian table. For schools, start with District 203 or 204 on the parcel. Centennial Beach is at 500 West Jackson Avenue. Jewel-Osco at 127 East Ogden Avenue covers the errand near Ogden and Washington. The honest catch: downtown is walkable. Most of the city’s housing map is still a car week.
How Naperville compares to Orland Park, Homewood, Hinsdale, St. John, and Crown Point
Orland Park is a different product. Same metro, different train. Metra SouthWest Service instead of the BNSF, and a May through July 2026 median of $384,807. More retail on La Grange Road and 159th. St. John and Crown Point are the Indiana towns buyers ask about when the Naperville payment does not work. St. John was $464,767. Crown Point was $336,332. That is more square footage and a different tax structure for a lot of households. You give up the BNSF station, the Riverwalk, and the west-suburb job map. Confirm District 203 or 204 on the lot. It is a harder fit if you need a Crown Point payment, a south-suburb Metra Electric week, or a DuPage tax bill you cannot make work on paper.
