Crown Point is the county seat with a courthouse square you can walk after dinner. St. John is the higher-priced, newer-floor-plan town on US-41 / Wicker Avenue. The honest tradeoff sits in the same breath: you pay more in St. John and you do not get a square. You pay less in Crown Point and you do not get the 2000s-and-newer house that a lot of south-suburb movers came here to buy.

Better for whom. Crown Point is better if you want a real downtown, mixed housing, and a payment that still sits under the St. John median. St. John is better if you want a larger, newer house, Lake Central High School in town, and you will pay for it. Both towns are car towns with no South Shore station. Both sit in a seller-leaning Lake County window. Neither is the cheap Indiana slogan from 2019.
Redfin’s Lake County city table for May through July 2026 is the same window we already cite on both moving guides. Crown Point median sale: $336,332, up 9.6 percent year over year, on 180 closed sales. St. John: $464,767, up 8.1 percent, on 152 sales. That is a $128,000 gap in the middle of the market, not a rounding error. Price the house against solds on the same block. Do not pick a town from a Facebook average.

What each town actually is
Crown Point is a Lake County city, ZIP 46307, organized around a real downtown. The U.S. Census Bureau QuickFacts page for Crown Point city puts the 2020 Census count at 33,899 people and the July 1, 2025 estimate at 35,616, a 5.1 percent increase from the 2020 estimates base. Main Street runs the Square. Court Street and Joliet Street feed it. South Main is the in-town spine that also holds Crown Point High School at 1500 South Main Street. The older streets that face the courthouse are a different listing than a newer subdivision off I-65. Our shop is on South Main. We walk the Square between showings.
St. John is a Lake County town on the Illinois line, ZIP 46373. Census QuickFacts for St. John town puts the 2020 count at 20,303 and the July 1, 2025 estimate at 24,841, a 22.4 percent increase from the 2020 estimates base. That growth is the story on the ground: subdivisions from the last two decades, larger kitchens, three-car garages, and Wicker Avenue / US-41 as the commercial spine. A Wicker-front listing and a cul-de-sac two turns off 41 are not the same house. The Town of St. John is the source for permits.
The Square and South Main versus Wicker
Daily life is the part buyers skip, then regret. Near the Crown Point Square, you can walk. The old Lake County Courthouse still sits in the middle of downtown. The Crown Point Community Library is at 122 North Main Street. Dinner after a showing can be a walk. Groceries, sports, and the I-65 hop are still a car. A house you can walk to Court Street from is a different week than a house that uses I-65 as the front door.
In St. John, the week is a car loop on Wicker. Groceries, sports, and dinner run on US-41 and the cross streets that feed it. There is no courthouse lawn. If that sounds like a knock, it is not. A lot of Illinois buyers came here because they wanted the house, not the downtown. Wicker noise versus a quiet interior street is the split you walk at 5:30 p.m. If you want a lake, that is Cedar Lake. If you want US-30 without a square, that is Merrillville.
What homes cost in the same 2026 window
Use closed sales. Redfin’s Lake County city table for May through July 2026:
- Crown Point: median $336,332, up 9.6 percent, 180 sales, 25 days on market, 2.7 months of supply, 21.6 percent sold above list.
- St. John: median $464,767, up 8.1 percent, 152 sales, 35 days on market, 2.8 months of supply, 20.9 percent sold above list.
- Same table, for context only: Munster $362,718, Schererville $350,075, Dyer $349,825, Cedar Lake $339,330.
St. John is the highest verified town median in that set. Crown Point sits closer to Cedar Lake than to St. John. New construction pulls the St. John number up. Older Square-adjacent stock can sit under the Crown Point median if condition is honest. I will not invent a typical 4-bed price. As of August 20, 2026, Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 6.65 percent. A $336,000 purchase and a $465,000 purchase are different monthly numbers at that rate. Run taxes and insurance on the specific parcel.
Schools, named only
Most of Crown Point is in Crown Point Community School Corporation. The district says it has 10 schools and serves about 9,000 students from Crown Point, Cedar Lake, and Winfield. Crown Point High School is at 1500 South Main Street. Col. Wheeler Middle School is at 401 West Joliet Street. Edges can sit near other Lake County districts. Confirm the boundary for the lot. I will not invent a rating.
Most of St. John is in Lake Central School Corporation. Lake Central High School is in town, which is why a lot of families start the search here even when they also tour Dyer and Schererville. Addresses south of 101st Street are generally in Hanover Community School Corporation. That one line is the most common surprise I see on a Saturday. Confirm the zone on the address, not the city name in the listing. No invented ratings on either side.
The commute you actually drive
Census QuickFacts lists mean travel time to work at 29.0 minutes for Crown Point workers and 31.2 minutes for St. John workers (ACS 2020-2024). Those are town averages, not your Tuesday. Crown Point’s usual north-south road is I-65. US-231 and Main Street handle the in-town loop. St. John runs on US-41 and a drive to I-80/94. I-65 is the north-south option once you get east toward Crown Point. I will not invent a downtown Chicago drive time. Drive it at the hour you would actually leave.
There is no South Shore station in Crown Point. There is no South Shore station in St. John. The Monon Corridor stations that opened March 31, 2026 sit in Hammond, Munster, and Dyer. The southern terminal is the Munster/Dyer station at 10412 Allison Road. Rail is a drive-and-park decision from either town. Confirm the current South Shore Line station map and parking. If the job is the south suburbs or a hybrid week in Lake County, the map can work. If the job is a daily west-suburban reverse commute, both towns are a weak fit, no matter how new the kitchen is.

Who each town actually fits
Crown Point fits if you want a town center you can walk, you can live without a train in town, and you will price the house against recent solds instead of a $300,000 Indiana story. It fits families who have already confirmed Crown Point Community Schools on the specific lot. It is a harder fit if you need a South Shore platform at the end of the block, if you treat 29 minutes as a worst-case instead of a mean, or if the only house you will accept is a 2024 floor plan at a St. John payment.
St. John fits if you want a newer, larger house, you will pay the highest verified median in this Lake County set, and Wicker is the errand loop you actually want. It fits families who have confirmed Lake Central on the lot, or who already know they are south of 101st and are choosing Hanover on purpose. It is a harder fit if the whole reason you are moving is a historic square, if you need a train in town, or if you were told Indiana is automatically cheaper than the south suburbs. On the purchase price in this window, St. John is not cheaper than a lot of those suburbs. It is a different product.
