What St. John actually is

St. John is a Lake County town on the Illinois line, ZIP 46373. The U.S. Census Bureau QuickFacts page for St. John town puts the 2020 Census count at 20,303 people and the July 1, 2025 estimate at 24,841, a 22.4 percent increase from the 2020 estimates base. That growth is the story on the ground. You see it in the subdivisions that went in over the last two decades, in the commercial stretch on Wicker, and in how often Illinois buyers put this town on the first Saturday tour.

The Town of St. John is the source for permits, the calendar, and services. Do not treat a listing remark as the town website. Wicker Avenue / US-41 is the commercial spine. Interior streets are quieter. Those are not the same listing. If you already shop Schererville, drive 41, and have family in Dyer or Munster, you are not moving to a new region. You are picking a house size, a school line, and a payment that sits above most of Lake County.

What homes cost in 2026

Use closed sales. Redfin’s Lake County city table for the May through July 2026 window put St. John’s median sale price at $464,767, up 8.1 percent year over year. There were 152 sales in that window. Median days on market was 35. Months of supply sat at 2.8. About 20.9 percent of those sales went above list. That is not a fire sale, and it is not a Crown Point or Cedar Lake number.

Context from the same Redfin table: Munster $362,718, Schererville $350,075, Cedar Lake $339,330, Crown Point $336,332, Dyer $349,825. If someone told you Indiana is automatically cheaper than the south suburbs, they were not talking about St. John. New construction and larger homes pull this median up. Price the house against solds on the same block, not against the town slogan.

As of August 20, 2026, Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 6.65 percent, down from 6.67 percent the week before and still above the 6.58 percent rate a year earlier. A $465,000 purchase at that rate is a different monthly number than the same house looked like in 2021. Run taxes and insurance on the specific parcel. Indiana property tax is not a Facebook average, and St. John assessments move when new construction keeps landing.

Census QuickFacts lists mean travel time to work for St. John workers at 31.2 minutes (ACS 2020-2024). That is a town average, not your Tuesday. US-41 and a drive to I-80/94 are the usual roads. I-65 is the north-south option once you get east toward Crown Point. I will not invent a downtown Chicago drive time. Drive it at the hour you would actually leave.

There is no South Shore station in St. John. The Monon Corridor stations that opened March 31, 2026 sit in Hammond, Munster, and Dyer. Rail is a drive-and-park decision. Confirm the current timetable and parking. If the job is the south suburbs or the industrial corridor, the map can work. If the job is a daily west-suburban reverse commute, St. John is a weak fit no matter how new the kitchen is.

Schools, named only

Most of St. John is in Lake Central School Corporation. Lake Central High School is in town, which is why a lot of families start the search here even when they also tour Dyer and Schererville. Addresses south of 101st Street are generally in Hanover Community School Corporation. Confirm the boundary for the lot you are buying. I will not invent a rating. If schools are the reason you are moving, verify the zone on the address, not the city name in the listing.

Wicker Avenue, parks, and the week you would actually live

Daily life here is a car week. Groceries, sports, and dinner run on Wicker and the cross streets that feed it. The town parks page is the honest list: neighborhood parks and a trail network the town actually maintains. Walk a park on a Tuesday night, not just a Saturday open house. That is the test that tells you whether the street feels like home.

St. John is a practical town, not a boutique downtown. If you want a square, brick storefronts, and a Saturday market energy, Crown Point is the closer match. Our office is at 112 S. If you want the state-line older housing stock at a lower median, that is closer to Hammond or, on the Illinois side, Lansing. Do not mash those towns into one “Indiana” answer.

How St. John compares to Dyer, Schererville, Crown Point, and Munster

It is a harder fit if you need a walkable downtown, if you treat 31 minutes as a worst-case instead of a mean, or if the budget was built on a $300,000 Indiana story you heard from a coworker who bought in 2019.
