The tradeoff sits in the same breath. Most of the housing is older streets near downtown and mid-century interiors, not the 2020s floor plans people drive to Crown Point to find. Cook County taxes are part of the payment. What you keep is a village that still functions like a town, a train you can actually use, and a closed-sale median near $250,000.

What Homewood actually is

Homewood is a south suburb in Cook County, ZIP 60430. The U.S. Census Bureau QuickFacts page for Homewood village puts the 2020 Census count at 19,463 people, with a July 1, 2025 estimate of 18,773, down 3.5 percent from the 2020 estimates base. It is a finished village, not a new-construction corridor.

The Village of Homewood is the source for permits, parking, and the calendar. Downtown sits next to the Metra and Amtrak station at Harwood Avenue and Ridge Road. The village’s retail and business districts page is the honest map: a pedestrian downtown, Halsted for the big-box loop, Dixie Highway for Southgate, and Kedzie for groceries and cars. If you already ride Metra Electric and shop Martin Avenue, you are not moving to a new region. You are picking a tax bill, a school district, and a house style on a street you already know.

What homes cost in 2026

Use closed sales, not a vibe. Redfin’s Cook County city table for the May through July 2026 window (from the July 2026 Cook County housing market update) put Homewood’s median sale price at $249,875, essentially flat year over year (down 0.1%). There were 88 sales in that window. Median days on market was 61. Months of supply sat at 3.2. About 35% of those sales went above list. That is more time and more inventory than you get in Crown Point or Munster, and it is still not a fire sale.

Context from the same Redfin tables: Lansing $214,892. Orland Park $384,807, up 4.0%. Chicago $429,785, up 8.8%. On the Indiana side, the Lake County table put Munster at $362,718 and Crown Point at $336,332. Those are not Homewood prices. Price any offer to the last closed sales on the same block. If a listing looks cheap against the median, check condition, the taxing district, and how much renovation the interior actually needs.

As of August 20, 2026, Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 6.65 percent, down from 6.67 percent the week before and still above the 6.58 percent rate a year earlier. A $250,000 purchase at that rate is a different monthly number than the same house looked like in 2021. Run taxes and insurance on the specific PIN. Illinois property taxes are not a Facebook average.

The streets that run the week

Martin Avenue is the downtown you walk. Harwood Avenue and Ridge Road are the station streets. Dixie Highway is the older commercial cut. Halsted Street, just south of I-80/294, is the national-retail loop. Kedzie is groceries and the high school direction toward Flossmoor. I-80 and I-294 are the interstates you either accept or you do not.

Drive those at the hour you would actually leave. Do not buy the pin. Buy the route.

The commute: Metra lives in town, the car still matters

This is the Homewood difference. There is a train in the village. Metra’s Homewood station is at Harwood Avenue and Ridge Road, Metra Electric District, fare zone 3, with 518 parking spaces. Pace routes 356 and 359 connect there. Amtrak shares the facility. The village’s commuting page says Chicago is 30 minutes by train during rush hour. That is the village’s line. Confirm the current timetable. I will not invent a downtown Chicago drive time.

Census QuickFacts lists mean travel time to work at 33.1 minutes (ACS 2020-2024). That is a town average across all modes, not your Tuesday. I-80 and I-294 are the car story. If you need the South Shore instead, that is a drive to Hammond Gateway or the Munster / Dyer stops that opened March 31, 2026. Pick the commute you will actually use three days a week.

If the job is Naperville, Oak Brook, or the west suburbs, drive it at rush hour before you buy. Homewood is a south-suburb, Metra Electric town. It is a weak fit for a daily westbound reverse commute.

Schools, named only

Most addresses are in Homewood School District 153 for elementary and middle grades. High school is Homewood-Flossmoor Community High School District 233. The high school campus is at 999 Kedzie Avenue in Flossmoor. Confirm the boundary for the lot you are buying. I will not invent a rating. If schools are the reason you are moving, verify the zone on the address, not the city name in the listing.

Martin Avenue, parks, and the week you would actually live

Daily life here is more of a town than Lansing, and less of a shopping map than Orland Park. The village lists more than 60 outdoor events a year around Martin Avenue Square. I will not invent a restaurant ranking. Walk the current doors. Aurelio’s original Homewood shop is at 18162 Harwood Avenue, a short walk from the station.

The Homewood-Flossmoor Park District is the parks body. Millennium Park at 18600 Harwood Avenue is the one people mention first (path, splash pad, soccer, playground). Walk a park on a Tuesday night. That is the test that tells you whether the street feels like home.

How Homewood compares to Lansing, Flossmoor, Orland Park, Munster, and Crown Point

Lansing is the cheaper Illinois stay on the Indiana line, with no Metra in town. Redfin’s May through July 2026 figure there was $214,892. Flossmoor is the next village over, with larger lots and its own Metra Electric stop. Homewood-Flossmoor High School sits there. I will not invent a Flossmoor median. Redfin’s May through July 2026 city table only publishes towns with 50-plus sales, and Flossmoor was not in that set. Walk both villages in the same Saturday. Start with Flossmoor, Illinois homes.

Orland Park is a different product. Same Cook County table: $384,807 median, 277 sales, 45 days on market. More retail on LaGrange and 159th, and Metra SouthWest Service instead of the Electric District. If you want that density, Homewood will feel small. If you want a downtown you can walk from the station, Orland Park will feel like a commercial corridor.

Crown Point is the town Illinois buyers ask about when they want a square and newer subdivisions. It is not a cheaper Homewood. Redfin’s May through July 2026 median there was $336,332, and houses move in 25 days. You give up the Homewood station and Martin Avenue. Homewood fits if you want a village, you will use Metra Electric, and you can live in an older or mid-century house without pretending it is new construction. It is a harder fit if you need a 2020s floor plan without a renovation, if you are commuting west every day, or if the Cook County tax bill is the thing you cannot make work on paper.
