Who lives in Chicago Heights, and why they look at Northwest Indiana
People buy here because they already have family here, because the payment works, or because they will take on an older house. Some streets are solid and quiet. Some are not. That is an honest split, not a slogan. Walk it. Talk to neighbors. Pull the last closed sales on that block only.
Northwest Indiana comes up when the buyer wants a newer house, a different tax bill, or a town that is mostly one product. Crown Point, Dyer, and St. John are the usual comparisons from this side of the line. Crete and Homewood stay on the Illinois list for people who want to remain in-state. None of that requires talking down Chicago Heights. Price the house.
2026 home prices
Redfin’s April through June 2026 median sale price for Chicago Heights was $189,897, essentially flat year over year (down 0.3%), from the Cook County city table (59 sales). That sits near Lansing ($202,190) and above Calumet City ($149,918) in the same window. Munster ($362,718) and Crown Point ($336,332) are different markets. A citywide median will hide the street. Use comps from the block.
Commute
I-394 and I-80 are the main interstates. IL-1 / Halsted is the north-south spine. There is no Metra station in Chicago Heights. The Metra Electric District stops at University Park and Flossmoor, depending on which end of town you are in. South Shore is a drive to Hammond Gateway or the Munster / Dyer stations. Check the current timetable. We will not invent a downtown drive time.
Schools
Many addresses are in Chicago Heights School District 170 for elementary grades, with Bloom Township High School District 206 for high school. Edges can sit in a neighboring district. Confirm the school for the parcel. No invented ratings.
