Flossmoor is the Illinois village people name when they already like Homewood and want a bigger lot or a quieter street, then still open an Indiana tab when the tax bill or the kitchen does not work. The useful answer is which version of the week you actually want.
What Flossmoor actually is
Flossmoor is a south suburb in Cook County, ZIP 60422. The U.S. Census Bureau QuickFacts page for Flossmoor village puts the 2020 Census count at 9,704 people, with a July 1, 2025 estimate of 9,358, down 3.4 percent from the 2020 estimates base. It is a finished village, not a new-construction corridor. Homewood sits next door. Village Hall is at 2800 Flossmoor Road. The Village of Flossmoor is the source for permits, parking, and the calendar.
The historic center runs along Sterling Avenue at Flossmoor Road: the Metra platform, the library, and the small business strip. Western Avenue and Kedzie handle a lot of the local drive. Vollmer Road is the south commercial cut. If you already know Homewood, you are picking a tax bill, a school line, and a house style, not a new region.

What homes cost in 2026
Use closed sales, not a vibe. I will not invent a Flossmoor median. Redfin’s Cook County city table for the May through July 2026 window (from the July 2026 Cook County housing market update) only lists cities with 50-plus sales. Flossmoor was not in that set. That is a volume fact, not a quality ranking. Walk the street and pull the last solds on the same block.
Context from the same Redfin tables helps. Homewood, next door, sat at $249,875, flat year over year (down 0.1%), on 88 sales. Lansing was $214,892. Orland Park was $384,807, up 4.0%. Chicago was $429,785, up 8.8%. On the Indiana side, Munster was $362,718 and Crown Point was $336,332. Condition, lot, and the taxing district move the payment more than the village name.
As of August 20, 2026, Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 6.65 percent, down from 6.67 percent the week before and still above the 6.58 percent rate a year earlier. Run taxes and insurance on the specific PIN. Illinois property taxes are not a Facebook average.

The streets that run the week
Sterling Avenue at Flossmoor Road is the village center you walk. Flossmoor Road is the east-west spine. Western Avenue and Kedzie are the north-south streets most people actually drive. Kedzie is also the high school direction. Vollmer Road is the south commercial strip. Crawford Avenue picks up more of the national-retail loop. I-80 and I-57 are the interstates you either accept or you do not. Drive those at the hour you would actually leave. Do not buy the pin. Buy the route.
The commute: Metra lives in town, the car still matters
This is the Flossmoor difference. There is a train in the village. Metra’s Flossmoor station is at Flossmoor Road and Sterling Avenue, Metra Electric District, fare zone 3, with 275 parking spaces. The village’s parking and commuting page is the permit map: North Lot, quarterly only; South Lot, quarterly and daily at $3 a day. Quarterly permits are $120. Both lots are free weekdays from 4 p.m. to 2 a.m., and on weekends. There is no overnight parking on village streets from 3 to 6 a.m. without police approval. Confirm the current timetable. I will not invent a downtown Chicago drive time.
Census QuickFacts lists mean travel time to work at 32.9 minutes (ACS 2020-2024). That is a town average across all modes, not your Tuesday. I-80 and I-57 are the car story. If you need the South Shore, that is a drive to Hammond Gateway or the Munster / Dyer stops that opened March 31, 2026. If the job is west, drive it at rush hour before you buy. Flossmoor is a weak fit for a daily westbound reverse commute.

Schools, named only
Most addresses are in Flossmoor School District 161 for elementary and middle grades. Western Avenue Elementary School is at 940 Western Avenue. High school is Homewood-Flossmoor Community High School District 233. The high school campus is at 999 Kedzie Avenue in Flossmoor. Confirm the boundary for the lot you are buying. I will not invent a rating. If schools are the reason you are moving, verify the zone on the address, not the city name in the listing.
Sterling Avenue, parks, and the week you would actually live
Daily life here is quieter than Homewood’s Martin Avenue loop, and less of a shopping map than Orland Park. I will not invent a restaurant ranking. Walk the current doors. The village’s own dining list puts Flossmoor Station Restaurant and Brewery at 1035 Sterling Avenue, in the old station building next to the platform. Dunning’s Market is at 1050 Sterling Avenue. The Flossmoor Public Library is at 1000 Sterling Avenue.
The Homewood-Flossmoor Park District is the parks body. Flossmoor Park is at 2523 Flossmoor Road (fieldhouse, ballfield, seasonal ice, tennis). Leavitt Park is at 1010 Leavitt Avenue (garden, gazebo, playground). Coyote Run, the public course, sits at 800 Kedzie Avenue. Walk a park on a Tuesday night. That is the test that tells you whether the street feels like home.
One current note: the village reported an EF-1 tornado on August 11, 2026, and posted a recovery page. If you are walking lots now, look at trees, roofs, and fences in person. Do not skip inspection because a listing photo looks fine.
How Flossmoor compares to Homewood, Lansing, Orland Park, Munster, and Crown Point
Homewood is the next village over, with a walkable downtown on Martin Avenue and a published Redfin median of $249,875 in that same window. You keep the same high school district. You usually give up some lot size. Read Moving to Homewood, Illinois. Walk both villages in the same Saturday.

Orland Park is a different product. Same Cook County table: $384,807 median, 277 sales, 45 days on market. More retail on La Grange and 159th, and Metra SouthWest Service instead of the Electric District. If you want that density, Flossmoor will feel small. Use Orland Park, Illinois homes as a contrast, not a substitute.

Crown Point is the town Illinois buyers ask about when they want a square and newer subdivisions. It is not a cheaper Flossmoor. Redfin’s May through July 2026 median there was $336,332, and houses move in 25 days. You give up the Flossmoor station. Flossmoor fits if you want a village, you will use Metra Electric, and you can live in an older house on a larger lot without pretending it is new construction. Confirm District 161 and District 233 on the parcel. It is a harder fit if you need a 2020s floor plan without a renovation, a westbound reverse commute, Orland Park retail at the end of the block, or a Cook County tax bill you cannot make work on paper.
