Gary is not one market. Miller Beach and the lakefront around Marquette Park are a different conversation from inland streets. Be honest about which part you are buying. This is a real sell market in pockets. It is not a turnkey suburb.
Who lives in Gary, and why they move here
People buy here because they have family here, because they want a lake address they can actually afford, or because they will do the work on an older house. Miller draws dunes and lakefront shoppers who also look at Portage, Ogden Dunes, and Chesterton. Inland Gary is a street-by-street decision. Walk it in daylight and talk to neighbors.
Do not use a Crown Point comp on a Gary house. Do not use a Miller Beach list price to judge a house two miles inland. Pull the last closed sales that match the block.
2026 home prices
We do not have a verified 2026 median sale price for Gary, and a citywide number would hide the split between Miller and inland streets anyway. Check current listings and recent closed sales on the block you want. For regional context only, the Northwest Indiana June MLS median was $299,000 and Highland’s Redfin May through July 2026 median was $273,063. Those are not Gary prices. Do not invent one.
Commute
I-80/94, I-65, and US-12 / US-20 shape the drive. The South Shore Lakeshore Corridor stops at Gary Metro Center and Gary/Miller. If rail is the plan, pick the station that matches the neighborhood and check the current timetable. No invented minutes to Millennium Station.
Schools
Most addresses are in the Gary Community School Corporation. Confirm the school for the specific house. We will not invent a rating.
